New Online: Free HAMP Calculator

The U.S. Treasury Department has created a free tool for home owners to assist them in conducting a net present valuation (NPV) of their mortgage for the Home Affordable Modification Program (HAMP).

CheckMyNPV.com can be used by homeowners who have been denied a HAMP modification because of their NPV result.

Gran Mesa fire burns 60 acres

60 acres burn in Grand Mesa last Thursday. Leander firefighters responded to the fire near Lakeline Boulevard and Osage Drive in the Gran Mesa development about 12:40 p.m. June 16. The fire spread fast, reaching a full-alarm fire within the first nine minutes, according to a City of Leander. 100 were in direct danger from the fire, more than 800 homes were threatened.

Austin MLS Statistics - May 2011

The statistics for May in Austin, we are seeing an increase in volume in sales & list price but the volume of homes of for sale compared to this time last year is off. However this time last year we were still working with the Federal Governments tax credits. It will be interesting to see what the numbers look like later this year.

New Splash Park in Williamson County

Another addition to the great park system has opened in Williamson County. At the Southwest Williamson County Regional Park a new Splash Park is open to the public. It has three areas for kids of all ages to splash and have fun on a hot day. It includes a sand area with small fountains for the littlest ones to a water fall, water cannons and water slide. Other areas include picnic & grilling along with a concession stand. The cost for admission is $1 per person.

In addition to Cedar Park & Leander have a series of parks for all types of outdoor activity such as, BMX, Skate Park, Jogging/Bike Trails, and Dog Park. There is an area most likely to enjoy for any kid or adult.

As a resident of the area, I can’t be more happy with the parks and recreation that Cedar Park & Leander have provide to its residents.

Possible new seat for Williamson County in State House

Williamson County communities may have a new seat in the Texas House of Representatives. The new district would primarily represent Cedar Park & Leander. The new seat was approved by the House of Representatives April 28th and they included a proposal to keep local municipalities in tact by Reps. Larry Gonzales (R-Round Rock) & Charles Schwertner (R-Georgetown).

City of Cedar Park Challenges Census Numbers

The 2010 Census tallied the city’s population at 48,937. It’s about 5,000 less than what the city estimated. Not hitting the 50,000 mark can affect the city’s regional representation. What’s at stake if population is shown to be over 50K: (1) City will take over traffic light signalization on state highways. (2) City will maintain its third seat on general assembly at Capital Area Council of Governments. (3) Additional funding and grants. (4) Retains its seat on the Capital Area Metropolitan Planning Organization Transportation Policy Board.
The city is challenging the 2010 Census. The speed at which the challenge is to be resolved can take several months, depending on the complexity.
